Submit your application with $60 application fee. Notification of approval takes about one week.
Put a 5% Option Fee in escrow, (non-interest bearing account) which becomes down payment when option to purchase is exercised.
Identify what you want. Everyone wins because the Buyer and Investor share in the appreciation of the home.
Find the desired home. An investor buys it after signing of the two-year Lease/Option with you, at a defined option price.
Move into home on a 24-month Lease/Option, with option to buy any time after the 12th month at the option purchase price.
You can exercise the Purchase Option any time after one year and one day to take title to the home.
While you are leasing the home, your file is being built as an installment sale and reported as such to lenders when you exercise the purchase option and go to get a mortgage.
